Define what an empty house means
Decide whether the project covers movable belongings only or also approved appliances, outdoor items, and storage. Built-in cabinets, attached shelving, flooring, and fixtures should not be treated as ordinary loose contents without explicit authorization and an appropriate work plan.
Walk every room and record what stays. A written inventory is especially important when owners, real estate agents, relatives, and contractors are working toward different milestones.
- List bedrooms, living areas, closets, garage, and outdoor storage.
- Mark excluded rooms and attached fixtures.
- Identify landlord-owned or buyer-retained appliances.
- Document the required completion condition.
Sort before the removal route becomes busy
Set aside records, medicines, valuables, electronics, and sentimental items before the crew arrives. Use a closed room or another secure location for retained belongings rather than a loosely labeled pile beside the exit.
Keep children and pets away from the work route. Sorting while heavy items are being carried creates distraction and makes it easier for a keep item to enter the removal stream.
Screen materials that need another plan
Identify liquids, pesticides, fuels, propane cylinders, batteries, sharps, and unknown containers before scheduling. Ask about acceptance individually; ordinary household hauling should not be assumed to cover hazardous or regulated waste.
Stop and seek qualified advice if you discover suspected asbestos, significant mold, unstable flooring, or structural damage. A cleanout is not a substitute for environmental assessment, remediation, or structural repair.
Plan labor, access, and realistic load counts
Photograph stairways, tight corners, large furniture, and the path to the truck. Mention gates, parking limits, long carries, and any item that may need disassembly so the estimate reflects the actual work.
Starting prices range from $99 for one qualifying item to $700+ for a Full load, with Small/XS from $149, Medium from $275, and Large from $475. A whole house may require several loads, and XB Junk Solutions LLC confirms the final price on site before loading.
Inspect before handing the property over
Check closets, cabinets, storage rooms, and exterior areas against the original scope. Do not enter an unsafe attic or crawlspace merely to complete the checklist; arrange appropriate access and evaluation instead.
Record remaining repairs, cleaning needs, and intentionally retained items separately. An emptied property may still need flooring work, pest treatment, deep cleaning, or other services before occupancy or sale.
